Fellow BP member,

I am in the middle of turning my contract into a land contract with the seller and I wondering if this is usually done or recommended to be done with a title company or is this okay to be done at the court house though quit-deed?  I have already gotten the tittle search done and got them back clean from the title company. So the property is owned free and clear. But for the purpose of doing what I please with the house and start renovations, should I secure more than just a Land Contract? @Jill DeWit, Thank you for sharing. I am really considering getting the Corelogic membership. My friend and i are looking to get pre-foreclosures and mail out to those that are in the last 30 days of their Foreclosure notice to be effective. Is the data that detailed? And would you recommend this strategy to a newbie? Thank you in advance.

Congrats @Justin Koehn. My next purchase is going to be a live-in-flip as well. I am starting now to shop for areas where i will be maximizing on appreciation and ARP. Do you have any construction background or just a DIY type of guy? bets of luck and thank you for sharing.
