Real Estate Lead Generation

Hey all,

I have a unique idea for a lead gen site that sells leads to local real estate agents. I'm positioned incredibly well in a certain niche, and have a strong marketing background so getting the leads will be the easy part...

I'm currently stumped on where to sell the leads... Obviously I am trying to sell them to agent, but I'm confused as to how to go about this. Do I cold call? Is there a marketplace where I can sell in different markets? Or do I just drive agents to my site and have them sign up?

Any clarification and information you could provide me would be greatly appreciated.
