Need info on Houston, Texas
Hello BP people!
I invest in Montana primarily but have family and potentially a new piece of cake job in Houston, Texas waiting for me.
Please know that my biggest peeve is people posting questions here on BP because they aren’t doing their own due diligence. Understand that all the questions I have below are the same ones I will dig into myself-I just find local investor opinions to be super helpful in deciphering information new areas of interest. Thank you in advance!
My background is in darn near everything from new construction of residential and commercial properties, property maintenance, contracting, networking, team building, LLC formation, business ownership and accounting. And that's just the stuff pertaining directly to real estate.
So, I'd love to continue investing in BRRRR's or flip houses when/if I move to Houston, but wonder if it's a good market for those forms of investing or if I should start changing my investing outlook. Does the rental scene have solid renter base there? Are there a wide range of renters there (Class A? Class B?)? If I were to obtain homes to flip, are there trustworthy contractors to call on for what I might want to sub out? What is the "hot layout"? Here a 3bed 2bath can't stay on the market long enough for you to sneeze.
I appreciate whatever insight you think I should need going into this new area, and would love even more meeting with people just to swap stories and drinks if I do move to Houston. Have a great day and I look forward to your posts!

@Corey Stubbs I'll try to hit the questions as best I can. Yes, very solid rental base. Rent rates are way up in the last 12 months (nationwide trend as you know). Yes wide range of renters depending on area of the city / suburbs. For contractors, the more trustworthy / on time contractors, the higher the price usually is. I have some good ones though out here in Katy. Probably 3/2 open layout is the most popular, but in some suburban neighborhoods that are attractive for families 4/2.5 do REALLY well also.
