Hey Everyone,

The title explains it. I'm doing a high end flip with a 2.7M-3M ARV in Houston. Were taking out 5/6 walls (pretty simple though in my opinion). Does anyone have recommendations? My previous engineer was too unreliable and also just curious on getting numbers from another architect. Thanks for the help!

Anyone looking for a luxury house hack in Houston?  I have one at Timbergrove that is totally remodeled with a guesthouse in the back, listed for 850k.

@Alexandra Costas I walked that house on Lakeview.  Were you able to get it and assign it?  Cool old house

@Apurv Asthana I usually keep high deductibles and low premiums on all my policies since I wouldn't file a claim unless absolutely necessary...usually I can get things repair at good pricing. 

What neighborhood are you purchasing in?  I was a realtor in Katy for 5 years but still invest there in Houston.
