Good experiences with Houston Wholesalers

I get all of the emails from the major wholesalers and lots of independents too. It seems like every single "deal" I see has a grossly inflated ARV, underestimated repairs or shady neighborhoods. Has anyone here actually gone through a positive experience with a wholesale deal that made you say 'I can't wait to do that again!" I'd like to hear as much specificity as you are willing to give.

Feel free to contact me and sign up on my webpage to get my deals sent your way. I actually give my comps out on all my deals and I don't go by ARV but LTV so I like to think like a bank. If the deal doesn't make sense from a lending point of view, then I would never wholesale it.
