Sorry, it was early when I replied. I transposed what I meant to write. More doors than tenants, but still a huge tenant pool and lots of people renting with 3-4 roommates.
I own one rental in College Station. It’s doubled in value in the 10 years since I bought it, but the rent has only gone up by $200 in that time and I always try to push it as high as possible. That’s what you can expect in CS, there are more tenants than there are doors for rent when you include apartments, so the rent is always pretty low.

Anyone have any educated opinions on the “Cypress Villas” subdivision in Spring (77379) for holding rentals? Thanks in advance.

I have been looking for rehab properties in 77346/Atascocita but not having much luck. Do you have anything coming up, I’d love to know about it first! Here is what I am looking for: 4/2+ Up to about $200,000 ARV, Good Rent Comps. I use Noble’s “Joe the Landlord” loan program, so the purchase price + repairs need to be about 75% of the ARV.
Fast Track Remodeling.
I only buy homes that are walking distance to an elementary that has a high “great schools” rating. It’s not that I trust “great schools”, I don’t know anything about the site other than that’s what Realtors show their buyers.
I own 4 properties in Humble. None flooded, and before buying each of them I stood in the house and checked the actual elevation because I’m terrified of having a rent house flood. For me, I’m sure that there will be plenty of great deals in areas that I was targeting before, but with 3 big floods in 3 years, I will probably only buy homes that Harvey didn’t damage. I’m risk adverse when it comes to rising water.

Hi Brandon Turner, I live and invest in Houston. I have always taken flooding into consideration on every purchase. Currently, NE Houston has had 40” of rain since Harvey hit and none of my properties have any problems. This area is effected of course, but there isn’t nearly the devastation. I would tell her to look at Humble and avoid anything West or Southwest.
