New to the Area/Market Advice

Hi Nashville Real Estate Investors! I am currently doing real estate investing in West Texas (Wholesaling, Rehabs, etc.) but my wife and I will be moving to Nashville sometime in the next year and I am looking for any advice on the Nashville area market I can get. 

I am relatively familiar with the area but not as much from a real estate perspective so anything from best areas for rehabs/new builds vs. rentals, what investors want there from a wholesaling perspective, good areas vs. war zones...any advice is welcomed. Thanks!

I find Smyrna/LaVergne as great rental markets.   1200-1500 sq ft, 3bed/2bath, 1 car garage have worked well for me.  I've heard good things about Lebanon, given similar blue collar work in that area.
