I'm an investor already in West Texas, but we're expanding into the Nashville and surrounding area. We are doing a lot of marketing and are looking for a real estate agent(s) in the area to refer some of our customers to where we're not their best option. We're looking for people who we know we can trust will take of the customers we refer and in return run the occasional comp on properties if we need it. Looking forward to working with some of you!:)

Hi Jennifer! I'm a local Wholesaler/Rehabber in Lubbock and we're really in a great city for ROI from rentals. Everyone raves about Tech Terrace and the area near campus but the houses are so expensive that your return decreases really fast. From my experience it seems the sweet spots if you're not wanting to deal with the East side of town is NW Lubbock, homes south of 34th St. but west of University, and homes south of 50th but east of University. From what I've seen you can get those houses at a good price with great rent.

As a wholesaler I come across properties all over Lubbock (rehabs & turn-key rentals) so I know I can find you a great first rental property!

Hi Jordan! I'm a wholesaler/rehabber in Lubbock and I don't have any right at the moment but I have a couple in the pipeline. I'd love to get an email address and/or phone number from you on here or through a personal message and let you know if any of those pans out! 

@Lawrence Moore, ya the school has really exploded the last five years. They can't build dorms/apartment buildings fast enough to keep up. Personally I really do think it will continue to grow, maybe not at the same rapid pace but I don't see it declining anytime soon. Lubbock and Tech more specifically from what I've seen have started to get a better reputation from a scholastic view and because people love Tech's campus and the community.  

I'd say it's definitely not too late, the market is pretty saturated because of TTU & LCU but there's plenty of deals to go around and now is as good a time as ever to jump on board. 

@Shital Thakkar I definitely agree that at least right now Lubbock is a better market to invest in because although we're in a really strong sellers market, the rent is so high you get great returns. I know investors in the DFW/Austin market and everything's so expensive they can't get the returns they want. 

I'll admit, I don't know as much about the Self Storage market. From what I hear they're carrying a pretty high CAP rate (10+) but I know a couple people who own some and are currently looking for more so there must be a market for it.

I would definitely like to stay in touch and if you decide to buy some properties here I know I can find some great ones for you! I messaged you.  

I have lived in Lubbock for almost 6 years and currently invest here (wholesaling/rehabs). You can get a little better returns from students if you get just a little farther from the school and rent to grad/med/nursing students who take better care of the property, but there's so many homes close to the school (Tech Terrace - $500-$600/bedroom) and other neighborhoods where you can get a good return as well. The school is growing like crazy and there's so many students that everything rents whether it's apartments/SFR/Multi-family.

Hi Nashville Real Estate Investors! I am currently doing real estate investing in West Texas (Wholesaling, Rehabs, etc.) but my wife and I will be moving to Nashville sometime in the next year and I am looking for any advice on the Nashville area market I can get. 

I am relatively familiar with the area but not as much from a real estate perspective so anything from best areas for rehabs/new builds vs. rentals, what investors want there from a wholesaling perspective, good areas vs. war zones...any advice is welcomed. Thanks!

Hi Luka, I've been working in Texas and will be moving to Nashville in the next year and am just starting to wholesale in the area so I will definitely add you to my list! Do you like rehabs/rentals (with or without work), have a certain price point, and areas of town you prefer?
