Completely understand @Michael Douglas Christensen, thats a great question. From a builder perspective, I always like to stick around the "average of what is being sold" in those areas. For the Nations, I love a 2,400 sq ft product.  For North Nashville, I like to stick around the 1,900 sq ft range.

Ballpark for our build team, we are around 22-25% of retail exit for Nations pads and 18-23% of exit for North Nashville pads. Happy to give you feedback/input on any specific streets.

As others have mentioned, what are your goals? If you are looking to cash out then now could be a good time to do that with the low inventory levels in Nashville. If you are looking to stay in it for the long run then now could be a great time to refinance and ride some cash flow. It’s a great part of town!

Hey @Angela Heydorn - you will love Chattanooga. So many cool things happening in and around there. Competition is heavy and what we have found best is to grab a map, circle an area you'd like to buy in and then just start driving around and talking to property owners, business owners, investors and folks in those neighborhoods. Lots of off market things happen without ever being listed. Get to know the properties, owners and folks who are doing what you would like to do, in the area(s) you want to be in. You might also have quicker luck doing a few single family deals, so keep an eye out on those too.

Hey @Alexis Munoz - I concur with Angela's thoughts. Doing a two build HPR would be a great way to start off and learn all of the ins/outs of working in the Nashville market.  It is also (typically) quicker to do one of the HPR projects vs larger land developments that require rezoning, council support, navigating with local codes dept, etc. I've seen some of the larger projects take 2 years to get into permitting. There is still a lot of little details getting an HPR done, but experienced builders/investors can show you the ropes. Reach out if you have any questions.

Healthcare and logistics/manufacturing are some anchor industries.  BlueCross BlueShield of Tennessee, Unum, Erlanger, TVA, Covenant Transport and U.S. Xpress are some companies.  Its a central city within a short drive of Nashville, Knoxville, Atlanta. 

There is an abundance of outdoor activities; mountain biking, trails, Ocoee river, etc. We have found there is a consistent rental pool for both, blue and white-collar tenants. Its one of our favorite areas to invest in!

Hi Yinglu - school data usually ranks further down on our list when evaluating Chattanooga deals. In order, we usually look at these factors first: 1) value/equity opportunity of the deal, 2) proximity of the unit to downtown, employer hubs, retail and colleges/tech centers, 3) rent ratios to other units nearby, 4) general population mix/makeup of the area and 5) current rental inventory on the market for the area.
