Seeking Memphis Property Manager with re-positioning experience

Hi, I own an apartment complex in the Midtown / Medical District area and am looking for a property management company with a clear demonstrated track record of taking a decent property up to a higher level in terms of tenant base, rents, and re-positioning recommendations/projects.  It is currently a C property with range of tenants and in good basic condition.  Its location plus layout creates a currently unaddressed potential for up-leveling.  Thanks for any recommendations, either in the thread or via PM!

If you could find this type of management company please let everyone know. I don’t know if a company like that exists. In order to attract better tenants willing to pay more you might be investing more money into the apartment. Even with that there is no guarantee to get better or higher paying tenants as sometimes an area will only produce a set type of tenant no matter what you do to the place.
