I agree with Clayton about the importance of a team you can trust, but wondered if you are familiar with any of your options, meaning have you spent any time there? Do you have friends or family that live near any of the locations that could advise? That can make a difference in your comfort and ability to pull the trigger, in my experience. If the answer is no, then reach out to several realtors and start there. Good luck!

Yes, B or B+, and personally, areas that are improving, generally on the outer edges of great neighborhoods that have historically been rentals. We buy in areas that work well for ANY rental, short term, medium or long term leases.

@Allison Dorman, I advise and guide out of state investors who many times don't see the properties in person before purchasing. When I buy out of state, I lock up the deal and then go view during inspections. Medium term rentals are easier to handle long distance, but you still need a very good handyman! We have transitioned our STR's to MT rentals recently as the market for STR's is oversaturated in most markets, but will monitor and may jump back in at a later date, if things even back out. Tulsa is still a good market for corporate/medium term property, and I would argue that the proximity to downtown/midtown makes Hillcrest and Ascension/St John hospitals that nurses will come to Tulsa for, plus if you ever transition to STR's, the closer to downtown, the better.

@Alessandra Verbena I own and operate STR's in Tulsa and there is a lot of demand. Others have made good points about why people travel to Tulsa; we have lots of people who are from Tulsa and come back to visit family, and families moving into or out of town. We have guests who come for events at the Expo almost every month and families who have adopted a child, not to mention events like Tulsa Tough and The Rt 66 Marathon. We have had STR's about 5 years now, and there a many more than when we started, so I advise investors to purchase carefully and buy a property that works for long term or short term tenants.

Hi Elliot! The Tulsa area market is really hot right now, and most decent property is going fast. Are you looking for turnkey or willing to do some rehab? What type of property, single family or small multi? I suggest asking your realtor to set up a couple of searches in areas you want to watch, with pending, sold, and expired listings in your price. That is helpful to get a sense of the market here, what is selling, what isn't selling, and what areas still have some bargains. Good luck!

Taylor Holden, I would proceed with caution. I would be very surprised to learn that Tulsa County would allow assignable contracts.Typically, if a winning bidder does not want to proceed with the purchase, the next bidder would be contacted and have the opportunity to buy. You can contact the clerk and find out what the status is, and if you are the next highest bidder, you might be able to purchase without involving a wholesaler. Also, make sure you check for liens with the clerk while you are talking.

Wow, this will probably make some would be investors heads spin! Lots of information and most of it is really spot on. I agree with Guy, for the most part. It is way better to invest in an area you know. I talk to lots of investors who like what they are hearing about OK real estate, but love it when I hear they have at least been here once or twice. Oklahoma tends to weather the ups and downs much better than other markets. We don't have the crazy high price inflation, but also don't have the dramatic loss of value either. Cash flow is decent, and properties are reasonable priced compared to most other parts of the country. Thanks to Bigger Pockets, the bargains are a little harder to find, but that is to be expected, once the word is out on a good market.
