Is Charlotte NC a good location to start buy to let investment ?

do you consider Charlotte NC a good area for buy to let Investmens ? It looks like there are new investments in the area to create employment.

Charlotte is one of the best areas in the US to buy rental real estate and it has been so that I know of personally since 1993.

Top areas have been since 2002:

Phoenix (now pricey), Dallas Ft Worth, Austin, Vegas,Charlotte.

Charlotte is not a tourist economy like Las Vegas, CLT has a solid finance, manufacturing and tech base for employment.

 Today, CLT isn't as pricey as PHX.

1995 AND NEWER SFHs in good areas, are the only way to go-- still have some incredible bank foreclosure deals here.

You can still get a 4 br 2.5 ba. 2 car garage under $200k and rents are at an all time high.

The prop will cash flow from day 1

AND appreciate nicely.

Henry, I second Lisa.  Although I haven't begun investing here yet, my wife and I just moved here and plan to begin our investing career in Charlotte.  Rent prices are high, but there seem to still be some very good deals even with a quick search on Redfin or Realtor.com.

I just read this article this morning!  Evidently there was a national RE report on investing and Charlotte was ranked 3rd best!

Charlotte it a great place to invest, we are one of the fastest growing cities right now.   Not only is Charlotte a great area but all the cities surrounding Charlotte has great opportunity for growth.  If you want to hold for a while take a look at the cities light rail and the future plans.   Inexpensive property that will gain a lot of value in the future.

Lyon Hey Henry as a REALTOR ®, investor and property mangement company owner, I can tell you Cabarrus County, NC is hot as well.  Concord was recently listed as the 7th fastest growing cities in America and Cabarrus County was top 100 fastest growing counties.  For Buy & Holds, rental rates are very high and more landlord friendly than Mecklenburg Co. (Charlotte).  

Depending on what type of investing you are looking to do, I think you should expand your search outside of Charlotte proper.  Love to chat sometime if this interest you.

    Read this thread today. It's dated. Not wanting to start a new one. How has the market changed in two years? 

    I've been researching the Indianapolis Market now for about 4-5 months. I've discovered a lot of great information for that Market. I'm hoping to do the same here.

    For instance, I came across this regarding the Indy market. While it's not foolproof, many of the Indy locals (PMs, Agents, Wholesalers, etc.) that I've come in contact with all agree its pretty good. What can any of you tell me about the neighborhoods of the CLT market?

    @Clay Sellers I agree with most of it, however, I think it paints some areas with too broad of a brush stroke. Indianapolis can vary block to block and even street to street. For instance, the area at 38th & Post has a bad reputation because of a couple of apartment complexes. This is an isolated area between 38th on the south, 42nd on the north and east of post. A lot of the outlying area, especially the neighborhoods south of 38th are decent C class rental areas. Overall, this is a pretty good tool though. Just be careful not to throw the baby out with the bath water and rule out good areas.
