My question is a simple one, however, I am getting a different answer from different mortgage brokers in my area.  

When using the BRRRR strategy, when you rent the property and refinance the property, will you be able to use that rental income as income with conventional style lending to get approve an another loan for the next property? Or will I have to wait for two years of rental history to use the income? Will having a two-year lease make any difference over having a one year lease with my tenants?

Assaf Thank Sir I will take all of that into account as I work toward my new venture and yes sometimes my mind moves faster than my fingers and I agree punctuation and grammar is a must. Things like putting question marks after a question, right Russ.

It is always best just to contact a local tax professional on the question........ Most of those rules will be in any tax book for the current year if you want to do your own research.  It is all public knowledge.  

I am an experience Charlotte NC real estate agent, and I have experience in buying and selling property. However, I am starting my own firm where I will focus on property management. My question today is for everyone who has ever or will ever invest in real estate. Assuming you useing a property management service to service your properties. What are some of the most important things you will look for when interviewing your new property manager?

If I was in your situation I would spend the little cash to contact an attorney. This way you will know the true answer, you will now, and in the future if this happens again.

Charlotte it a great place to invest, we are one of the fastest growing cities right now.   Not only is Charlotte a great area but all the cities surrounding Charlotte has great opportunity for growth.  If you want to hold for a while take a look at the cities light rail and the future plans.   Inexpensive property that will gain a lot of value in the future.

Didn't they just tear it down??   I think a developer has come in and is in the process of rebuilding the whole area.   That's off Randolph correct.

I am interested in seeing how your mailer goes. Do you have a bulk mailing certificate? Or are you paying full price for postage? I mail as well..... The pissed off people do happen, I just talk nice with them and they usually give in. Have you tried low ball offers on MLS listings?

The way Charlotte is growing is out similar to Atlanta.  The Center City is growing as well however, space is limited.  Larger companies are building and developing all over the Uptown Area.  Finding a multi unit close to the city is going to cost, the cape rate can still be very lucrative but it will cost.  

Investing in towns like Belmont, Harrisburg, Wax-haw, Concord, and other surrounding areas is where you are going to find a better cape rate.  Repairs may be needed to make any investment property rent ready.    Once again everything depends on the situation and the negotiated price and the numbers in the deal.   Charlotte has a lot to offer as far as real estate.  If you have any questions feel free to use me as a source I love talking about my City.
