Listened to a podcast today, and they mentioned note investing. Can someone give me more info on this.

Short answer, A note is a promise to pay- basically a loan contract.  The podcast is referring to buying existing loans secured by real estate.

As @Tim S.  provided, those are some good posts to get you started. 

I would also say check out a few books that may help you decided if notes is really what you want to do. 

- Paper profits

- Win-Win Revolution

- Bullet Proof Title Due Diligence (this is a deep dive in to understanding what to be looking for when performing your review of a note). 

    I’m also a full time note investor like Desi or Dan Deppin or Chris Seveney or Dave Van Horn Andy Mirza and a number of other people here on BP that names aren’t coming to me. 

    At the end of the note investing comes down to due diligence and relationships. Like many other investments it’s won on the buy. 

    Pick a strategy first, Performing Vs NonPerforming, 1st position or 2nd position, targeted Geographic are, home value/loan balance. From there, there is plenty of info on on BP to get you going in the right direction.

    very nice passive income, but you need to understand the collateral behind.

    You need to ensure:

    - invest in notes originated in "non-judicial states" (mainly red states) where foreclosure is fast and inexpensive (do not do it in Illionois)

    - loan is less than 80% of the property value... You need to understand how to verify the value

    Hi Honora -

    Education in this business is key. Use the first 4-6 months to get as much information as possible. Chris' sources are great. Plus, you're here, so you've already started so kuddos to you. Once you feel you have the education behind you, go to a networking event and by that, I mean a note networking event like Noteworthy, DME, or Papersource and network. Relationships are kids, as Logan pointed out so make sure that you make some good ones. Don't be in a rush to purchase your first asset. Know what you want to buy, where you want to buy and don't let anyone influence you otherwise. Do your due diligence carefully. Ask questions on BP when you get confused. Hope that helps.
