@patricia mangham i think when you say state, you mean county.   Yes, you need to search the tax assessors site for that county.   Some counties are better than others.   Alabama is like a box of chocolates.  You never know what you are gonna get.   Larger counties have better systems and you will be able to find that parcel number and pull up the land.   Takes some digging to find values but you can do it.

@Rhonda Stewart - Great question.   From the other feedback you get the gist, it is not easy.   So find someone you trust like a family member.   I think that's the only way to make it work.  Instead of this, I would try more buying remotely like online methods.   This too is risky but you are in control.   You have to perform your due diligence.   Understand the market first then make the purchases.  Also understand the title issues from each state.   They vary by state.  Best of luck

Get the first deal done.   Find a county and research it.  Know the prices.  Then you search for the deals.  Most folks do mailing lists to out of town owners and then slice the data from there.   You could find deals on auction sites, ebay, craigslist, etc.   Then sell through some of the same channels.  Contact neighbors.   

One idea that Seth suggested on one of this videos was contacting a developer and ask where he would need lots.   FInd them what they need and get to be known as the guy that can supply them with the deals.

@Darrell Nance After you follow @Denise Evans instructions above, if you intend to sell the property, you need to file a quiet title action.  If you are just renting this out then no need for that.   Be sure to check that the property is listed in your name so the new tax bills are mailed to you.  Best of luck

So lets say he goes to the auction, if he doesn't win the auction then he will receive his 105+18% and receive about $123?  Is that correct or will he also receive the amount of money he put into bringing that property to auction as well?

@Charles Jarrod Henderson - You might as well reach out to the owner.  It hurts nothing to go ahead and try to reach the owner and have him sign title over to you.  Give an incentive to sign the documents you have.  Kind of like cash for keys.   Even if the cash is the same as the Quiet title action, it benefits you to not have to wait for that action to take place.

If you are looking for raw land, then there is typically a land value and then an Improvement value.   If the improvement value is 0 then you are looking at land.  At least that is the way in AL that you can find out raw land vs home on lot.

@John Woodrich - I think what the clerk was trying to say was that the tax deed typically does not convey title with it.  So you might have to file a quiet title action to gain title to the property.   Best of luck

@Joel Walker - So do you have a tax certificate or a tax deed? If you have a tax deed, did your attorney quiet the title to give you title? After you quiet the title, then market it on craigslist or ebay or the MLS. Try to get plugged into the local REIA and find a real estate investor to take it off of your hands. What county is your property in? Jefferson?

@Ken Barrett I dont think it would be legal to deny access to the property.  Did you purchase the tax cert yet for this?  I would think that this would be a useless property as you can't deny an easement to a landlocked parcel.  I would pass on this if I had a choice.
