I took my tennents to court on Feb 5th. The magistrate gave them to the 9th. I had to call and have the police remove them on the 10th. 

They took next to nothing with them. Do I have to store their stuff for 30 days and do I need to notify them as well?

I purchased 17 acres with a old farm house, a mother-in-law suit & several stocked ponds back in Nov. for $25,000 on the court house steps. The 1st day I go out there I have THIS neighbor come over and tell us how the field that we are parked in does not belong to us. A long story short and a $2,000 survey bill I paid they was right (lesson #1 on trusting a tax map. lol) They have been $#$^^   &#@$% every since I have bought this place and we have been nothing but nice. They live at the bottom of my hill on 1 acres that their aunt GAVE them and complain about something every chance they get. The land next to me belongs to their aunt which I am sure they are all just waiting till she dies so they can get more of her stuff.

We finally but in a driveway a couple weeks ago and the concrete truck turned around in their driveway and they blew up and the next day we went out they had No trespassing signs EVERYWHERE! I could go on and on about the things they have done But I would rather figure out a way to put them in their place!

I thought about telling them before I was going to donate the farm to Habitat So they could build 14 houses on it. I just found out today they was trying to start a fight with the person that came to pickup the lawn guy up. Who does this stuff?

Other than renting it out to the Hells Angels I would like to run some kind of a fake ad or something. Maybe it will teach them had to be good neighbors! I know I seen something on here once about a Google number you could get for people to call and leave you a message.

What do you guys think?

i have a couple cash sales coming up and would like to close on them myself. 

I have already paid a lawyer for the title searches and other fees when I bought them. 

I ask the ladies at the court house and they was saying something about I would have to have the paper with all the info on it like my lawyer would have done???? 

Does anyone know what they are talking about?

Keep shopping around. I have State Farm for all of my houses. @Arron Ive never heard about it being legal to burn down your own house.

1st I hold a fixer upper for someone that wanted it for $15k cash. I find a tax deed house Im pretty sure I can land for next to nothing and was surprised when the lady that lost it then shows me the apartment right behind it. Wow and double wow! 2 for the price of one! 10 min after finding out they took my offer the buyer of my fixer-upper backs out. I then go out to look at 2 EMPTY lots I had just received  deeds on. The past owners are there and would like to sell me the large house in the front for $18k and their 2 lots back. I know more than leave there and a old family friend I've been working on for 3 years says she is ready to sell me her old house and she will take $8k. Did I start this out by saying my buyers backed out??? I have to figure out some way to roll my money around because I'm broke! Really? ( I have pictures but don't know how to post them)

First I have to say WOW on how much property is in your area. I guess I really am just a Hillbilly from WV. I could take that same investment here and buy 12 houses with a income of $8,500 a month!

I would have to say unless you are in a spot where you need the money let the rental play out longer. What you can make on it now will be that much more later.

I didn't do to bad on my 1st tax sale. I just received 7 deeds in the mail 2 days ago (Nov 2014 sale) they are all lots But I'm all in for less that $5,000. I plain to sell 2 lots, rent 1 for $185.00 a month for a trailer, put a 8x40 storage pod on another and rent it for $150 a month But my big idea is to donate one to Habitat for humanity. 

P.S 

I'm redoing my taxes right now. I am putting all my renovations separate from the 27 year house depreciation. It's working great. Down $500 so far from just one house :-)

@Davefoster thank you. I would like to do the 1031But I have 2 problems.

I just closed on a fixer upper for $7,000 that I need to clean and turn for fast cash. These apartments and CODE has drained my wallet. 

2nd problem is my lawyer said he can't so my 1031 because we have a history. Well when you cash buy, buy at cout houses and tax liens there is NO lawyers left here I don't have a history with!

lol I am the book keeper and I do taxes as a side job. 

I know u have to pay taxes on your profit but there should be a way to not be taxed if u don't get to pocket the money. 

If I sell anything else I'm doing it under a like kind exchange. Taxes may not be so bad if I didnt already have a business income on there.
