Adam, I have a property currently being rehabbed for a turnkey rental sale. We can stay on as property managers. 

Price- 100,000

Down payment-20,000

Closing costs- 3k

Rent- 1200

Property management- 99

Maintenance/vacancy- 150

Taxes- 166

Insurance- 33

Principal and interest- 360

Monthly cashflow- 392

Annual cashflow- 4,704

ROI- 20.45%

Rehab will consist of the following: refinished hardwoods, new bathroom shower tile with custom niche, can lights in living room, maple white shaker cabinets with soft close drawers and doors, granite counters, waterproof vinyl in the kitxhen floor, tile backsplash, new furnace amd AC unit.

@Adam Vasquez If you decide to look further into the Detroit market, feel free to reach out.  My team rehabs, holds, flips, and manages single family and multi family units in the Detroit suburbs.  We have fully rehabbed homes that meet or exceed the 1% rule.

If it’s Ferndale, Michigan- Blu-ray heating and cooling out of hazel park. They manage the boilers at my apartments

@Leslie Hsia metro Detroit is a great market where the 1% rule is a low benchmark to hit. If you have any questions about the area, feel free to reach out. I concentrate in 2/3 of the major counties in metro Detroit, own 72 units, flip 20-25 homes a year, and am beginning to sell and manage turnkey investment opportunities for investors.
