hello everyone! Also looking into adding an ADU to the back of my property. Has anyone heard or have had experience with the company cover build?

Hi Guys,

Thank you for the warm welcome.  Nothing under contract currently--still in the discussion phase to see if it's worth it.  It would on the upper east side close to hazel park, 2b/1b, detached 1 car garage.  I tried to gauge the rent in the area and I think it could easily go for $850/month and I factored a 10% vacancy.  I think the place is livable but I'd say the repair would be around 15k (not really sure until I have someone visit the property).  Property management can be managed by my family from the area.  Let me know what you think!

Hello All,

I am a newbie when it comes to REI and have been stalking this site for a couple months now. I have lived in the Los Angeles area for about 9 years now, but I was born and raised in Michigan. I'm looking at investing in a buy and hold property in Ferndale around 65k that will need work; however, I have no idea where to start since this will be my first property. I have family near by that could help out. Please let me know if you have any advice!
