Trying to streamline my process for analyzing deals and I’m wondering if anyone has a list that they would be willing to share of price adjusters. For example, adding a bathroom adds x value, exterior paint adds x value, etc.

I am not sure I have ever see a list like this or heard of it. From our experience I can say currently then following are rough numbers:

Cost:

Bath: 5k

Kitchen: 15-20k

Floors: 3-4/ sq ft

Roof: 300 / square

Siding : enigma

Paint: varies too much...

As for the value, depends on the neighborhood. Cost varies on the neighborhood as well. Generally rule of thumb is that it will increase value by 1.3-2x of what you put in.

Most money is made when you buy real estate. The intent is that you are getting a discount because all this work needs to be done and the person selling doesn’t want to deal with it.
