Has anyone had some experience with syndicators performing a capital call? Would be nice to know some of the ways it is performed.

Has anyone heard of the preferred return being stripped from the LP during the call if they don’t put in more capital, essentially providing the syndicator gets paid on their split before a preferred return is paid for the original capital and not the additional capital?

Hey all,

My brother Chris Shepard and I started investing in 2006. We have built up a portfolio of about 200 units here in Portland, Oregon. Some single family, some quads, and small multi and then a few smaller apartments. We also fee manage about 450 other units. As well, we've done 5 smaller-size syndications with our last deal being about 6.3MM.

Our goal over the next 5 years is to grow our portfolio to 2500 syndicated units or larger. During Q4, we are trying to open up two new markets. We've got a trip to Jacksonville planned out on Nov 14th and 15th.
On Nov 14th, we are hosting a meet-up at Wicked Barley in Jacksonville at 7 pm. Chris will be doing a short presentation on how we utilize property management to increase property value followed by networking. If you are in the area please join us!

Hey Marc,

Here are a few things to note for you: how the operator/syndicator will execute the project plan to make sure that the big audacious goals for the project are met, the structure of investor returns, and the exit strategy. The frequency of communication with the limited partners is also vital. Best of luck to you and happy investing!
