@Dillon Francis this is definitely something I would be interested in at some point, but as AJ mentioned now may not be the time. If for no other reason, I believe there is a huge liability for you if you host an event and people end up getting sick.

I’m pretty sick of the virtual meetings as well, so I get it! But you wouldn’t want to open yourself up to such liability!

My thought was that professional appraisers must have a list similar to this so that they can quickly make price adjustments once they have found comps for a home? Maybe not haha...

Trying to streamline my process for analyzing deals and I’m wondering if anyone has a list that they would be willing to share of price adjusters. For example, adding a bathroom adds x value, exterior paint adds x value, etc.

Honestly I haven’t identified any specific properties just yet. Currently I am putting together a rock solid business plan and trying to network as much as possible before I begin searching for deals.

That being said, I’m not speaking from experience when I say that conventional financing wouldn’t work on less than move in ready properties. I guess it’s just a sentiment that I’ve heard talked about previously. I would be more than happy to go conventional right off the bat since I’ve gone through that process before so it would me much more comfortable.

I am located in the Tigard area so I’ll most likely be searching for deals in the Tigard, SW Portland, Beaverton, Hillsboro areas when the time comes.

I’m not someone who jumps in without having a concrete game plan (possibly even to a fault) so that’s the step I’m currently working on, but my goal is to be ready to pull the trigger by January 1 at latest.

I am newer to REI (I've done a couple of live in flips but nothing more).

Very serious about buying my first true flip. I’ll have plenty of cash to put a 25% down payment plus cover rehab costs, but I am in search of a portfolio or private lender to help cover the rest.

I realize that conventional could work, but ideally I’ll be looking form properties that won’t qualify as ‘move in ready’
