Pics of recent rehab
Hey. Just wanted to share some pictures of a recent rehab we did. The place was originally rented out for $400. Smelly, cramped, dirty, and did I mention smelly?
Well, we went in and knocked down the walls since there were some visible mold damage. Installed insulation, opened up the wall between living space and kitchen, added some electrical, moved the water heater from kitchen to bathroom, added washer/dryer, and some other stuff. All of this was DIY with some help of a friend who was a licensed electrician and plumber.
Now, on the market for $950 and getting inundated with requests and applications. It's a 2/1 in the San Soucci, Greenville area btw. I'm ready for the next step, and excited to keep learning and more importantly, keep doing.
Anyone have any tips on how and where I should find a copy or example of a lease agreement? What would you say is most important to put on a lease? Thanks!
This looks awesome @Hung Nguyen! Great job on the rehab. Regarding your question about lease agreements, there are a lot of important things you'll want to include, and some of that will of course be specific to the area you are in, and the type of property you're leasing. Here is an old forum post that has some great points:

You can also do a quick internet search for state-specific templates to get a general idea of what to include. Of course I'd advise against taking a random template off the internet to use as a lease, because it may not be up-to-date with local laws, may not cover every area applicable to your leasing needs, etc. But, they can help give you a starting point.
Thanks for the post. Definitely some good info in there.
@Hung Nguyen
That is a sick mirror. Where is it from?
Also are those concrete countertops? If so what was that like? Google South Carolina residential lease agreement and hopefully you state’s bar has written one that they give out for free. Add addendums to this base lease.
its always interesting to see how rehabs are done in different parts of the US. Thank you for sharing.
I've done that corner shower with curtains before... and ended up with a lot of water damage because the curtains will never keep that water in. I recommend enclosing that corner shower with glass or something instead. Trust me!

@Justin Voegele
I got it from amazon. Everybody loves that mirror. The concrete countertop was simple to pour in place. It didn’t turn out perfect because it was my first pour, and I was still trying to get the hang of mixing the concrete.
@Alvin Uy
I see. Well underneath the floors is just concrete, so if any damage occurs I’d just replace the couple pieces of peel and stick vinyl. Will keep an eye on it, and put in a glass door later if needed. Thanks for the heads up though.
Great flip man it looks awesome!
You did a fantastic job!! It looks amazing!!
