I wanted to say that since joining biggerpockets i have learned a ton about real estate. I would like to thank @Robert Collins for always being there. Robert has been my accountability partner since day 1 when it came to real estate investing. We would always have phone calls, about our markets, properties we were looking at, helping each other look over deals and that shows great volume. He also helped me with my first wholesale deal back in March. I learned so much during that process and it motivated me to do even more deals. Robert is the CEO of ARHB a real estate investment company  located in GA. If you're looking for a knowledge expert reach out to him and he will be happy to help you.

@Jane Ho Great question! I believe the only way they lose their qualification is if they break a violation while your leasing to them.

@Amy Raye Rogers @Brian Caudill My question is similar to Brian's. With your HELOC you're able to buy and rehab in cash. When it comes to pulling that capital out how are you able to scale from 1-20 doors in a year without any mortgages? Thank you for your response this is a great topic.

Quote from @Benjamin Pifher:

So I have a new business a 2 properties in it. I found a 12-plex apartment complex that is pretty nice and I want to make an offer on it that would get me 6% ROI.

My problem is that I don't have the cash on hand for 20% down for a commercial loan. Could I use mortgage insurance to help me convince a lender to let me put down lower than 20%?

Have you considered seller financing ?
