Help With Flooring Decision, Please

I'm probably over thinking, but I'm really debating over what the flooring should be for the beds/living room/hallways. It's a big deal to me currently!

Wood (laminate), tile, or carpet.

Everyone on here likes wood. I've never even seen a house with wood floors here in Albuquerque, New Mexico. I went on the MLS and found that high priced houses ($500,000+) have carpet in their living rooms/beds, mostly. And tile in the halls.

That being said the subject house I'm looking to bid on, it had one comp that was the same exact model, like two blocks away. It sold for $155k. It had tile in the living room/beds. I think tile in the living room/beds is a horrible idea. I'm thinking you want warm, soft, inviting carpet instead of tile. Especially for the kids.

If I match, or beat every other finish, do you think I can put nice, thick, carpet in the living room/beds and get a sale comparable to the $155k figure, or even at least $150k? Cause I really don't want tile in the living room/beds. It's fine in the hallway, kitchen, and baths though of course...

I've been thinking about this all night, and it's already 2:30am almost!

Hi Manuel,

It sound like you may be complicating it a bit. I feel the same about carpet in the living rooms and bedrooms. But thats what 'I' like. Sometimes we have to put our personal preferences aside. Its easy to come up with lots of good reasons to follow our own tastes but there are really only three considerations...

1. What do my buyers want?

2. What do my buyers want?

And last but not least...

3. What do my buyers want?

What do the comps say?
What is the least expensive option while meeting or surpassing comps?
What will likely bring highest ARV?

If you really dont know, based on what you know, ask your realtor. If you arent working with any, I would drive around and find realtors signs closest to the property and give them a call.

Once you decide, dont look back! Move forward with confidence! Good luck!
