You don't have to necessarily quit. You could just go part-time, but either way, is it really all that risky to quit?

Say you quit, and went at it doing full time REI and you fail. Then you simply get another job (perhaps the same job if you have good relations with the employer).

I'd imagine your job has many opening for people qualified to do it, as does my job, so I don't think it's a major leap to quit your job, especially if you have 6 months of expenses saved up because you can simply get another job if it doesn't work out.

Hey there!

I've never flipped a house, I'm currently looking to, but do you ever just look at a potential flip deal and think, "I wouldn't want to live in this neighborhood."

I feel this is wrong in my thinking as obviously, people don't all have my standards, but man, it makes me not want to own that deal for the short 6 or so months because my probable irrational mind keeps saying, "You wouldn't buy a house in this neighborhood! Why would anyone else!?"

Sometimes I'm just like, why would anyone pay $XXX,XXX for a house in this neighborhood (as evident by supporting comps), and it makes me hesitant.

Do you/have you ever flipped houses in neighborhoods that are well below your standards?

Simple question...

This whole time I've been using my personal agent to look at properties and put in offers, but I feel using the listing agent to look at properties and put in offers would be better, and just using my personal agent to sell. Is it better to just use my agent for everything, or use the listing agent for looking and purchasing, and my personal agent for marketing/selling. Also, who do you think should provide comps?

Any consensus on these questions?

If she bought the house at $175,000, I'm pretty sure that when you pay off a financed house you end up paying right around double the principle price. So I'm sure she has a bit more then $67,000 left to pay.

I'll let someone else cover the rest, but on the surface, it seems like it's going good...

Personally I'd rather be called a geek :)

I'm a programmer (with carpal tunnel or tendinitis or something). It hurts way to much to do it as a profession, sadly :( But it opened the doors to REI, so you never know what's going to happen in life!

I wish your daughter luck with teaching! I've worked as a math tutor and it was awesome!
