Over the past 10 years and trying 30 or so different "handy men" for different services/jobs...I have found a few that are great at what they do and are very reasonable.

I have good plumber for $10 an hour, and a retired electrician at $15 an hour. My drywall/painter is also $10.

Every job I get calls from tons of guys wanting work, my guys know this, and they know that I pay them quickly. My current crew has all worked for me for several years.

But I don't wish the process on my worst enemy. There are 5 bad for every one good one. Incompetence and laziness are the most common problems but some are just plain dishonest. Steeling materials and even tools isn't uncommon when using new guys.

I am glad I have my guys (and semi-reliable backups). But it was a pain to get to this point. But hey...no one said investing in real estate was easy!
