Hi, BPers, Hope all had a wonder Christmas! I have been away for a while, and I did notice a lot changes of the forums when i came back. Well, a quick question I would like to hear your thought about is: do you, as a landlord, contact your property manager from time to time? And if so, what do you ask about each time when you call. I still have a property back in indianapolis, and have don't hear from my property manager for about half a year, except an email each month telling that the rent is deposited into my account.

Who can represent me in the small claim court. My cabinet contractor delayed the renovation by 2 months, and I may have to take some legal action.

Or if anyone know where to look for an experienced lawyer, that will be appreciated.

Thanks, Roy. Inspection was done before submitting the contract; there is no contingency in the contract. My inspector did not notice these problems at that time, and he told me the roof was very new.

This is about my residence in Ottawa. Recently, we found two leakages in my house due to poor roof condition, though the roof is installed in 2012. There is enough evidence that the leakages existed before the transaction, and the seller temporarily covered them for sale. The seller didn't disclose these damages. It will cost me over $8000 to repair the wall and ceiling and redo the roof. Can I ask the seller to pay part of the cost?

It was -22 F in the last couple of days in Ottawa, and yesterday morning I suddenly got no hot water in my main bath. Because this is an old house built in 1939, I suspect that the hot water pipe comes to the bathroom through an exterior wall, and there is no insulation there.

Now I got two different opinions from my two contractors. One says there should be no crack since it was extremely cold for only two days. He suggests to wait for a couple days after the temperature comes up, and the hot water will come back itself. In the future when it is cold like this, I just need to keep the tap dripping to keep it from frozen.

Another one says there might be cracks and I should fix this problem ASAP. He suggests to open the wall to find out where there cracks are, and then either put insulation there or move the pipes to an interior wall. If I don't fix it, when the temperature is up, I will have a leaking issue causing much more problems.

Now what are your suggestions, BPers?

Thanks, guys, for all the replies. My wife is back in Indy and my house is fine :) She told me it was not cold inside the house.

The heat is off and it is craw space foundation. What kind of problem can I get?
