I am looking for a lender that works with rural properties in California.  The property I am trying to refinance is in town, and in a neighborhood and just up the road from the regional hospital but I guess the local population is low enough that it is considered rural for some lenders.  

I am hoping for recommendations of lenders that lend in rural areas like this.

Welcome.  I invest in eastern Kern County (mostly near Lake Isabella, Kernville).  We have a real estate investor's meetup group in Bakersfield each month which is a good way to network and meet other investors.

Can you share more about how you vet tenants for long-term rentals in California?

I know you mentioned credit + rental history but can you share exactly all the steps you go through and which tools you use?

I share your concerns about investing in California because of their policies that benefit deadbeat tenants.  I have minimized that risk by being very strict in my underwriting.  Waiting for a solid applicant with decent credit and rental history has helped me find good tenants that do the right thing.  

Short term or midterm rentals (under 30 days) can also limit your exposure to the negatives of California's tenant laws.

 Hi Matt, I never figured out a great solution.  I post using my personal account.  In the body of the ad I give the link to my property management software where they can apply.  

But most people don't follow those instructions and they send me the  "is this still available" message.  I reply and paste a prewritten reply with our credit and income requirements and state that they need to use the link to start the appication process.  

From there my VA follows up.

It is still a hassel but I basically don't reply to specific questions, I push them to the VA.
