@Jon Klaus  @Matthew Paul  @Curt Davis   Thanks for the input.  The comps in the area have a $25,000-$30,000 spread between houses with pools and with out.  Plus houses with pools sell much much faster.  With that said is it still a no?  Im guesstimating the rehab around $10k-15k.  if its beyond this i be a bit more hesitant.  but if I'm getting double or triple my money.  Maybe?  is my thinking wrong?

Our next project has a pool but is filled with dirt.  Houses in area go for much more with pools.   Is it worth digging out the dirt? Approximately what kind of cost am i looking at?

I have a HML who is charging 4 points up front and 8% interest. any idea what a "good" rate/points would be?
