Atlanta Rental Market Advice

Hi! I’m a real estate investor switching from Orlando to Atlanta. I’m looking for good up in coming neighborhoods (C+\B-) that offer the ability to cash flow. Any advice on submarkets in or around Atlanta that people would recommend?

Ability to cash flow largely depends on the strategy you're employing. That being said, our clients have been finding solid cash flow inside and outside the perimeter. 

ITP - this is mostly on the westside but I do know some folks doing well in the south ATL neighborhoods and if you like STR, sticking around the airport would be smart.

OTP - my investors have found the most success in the southern half of Dekalb County. Clayton County is becoming more popular too. 

Our strategy is far from typical but it does yield high CoC returns and allows our investors to purchase cash flowing properties in a rapidly appreciating market (mostly in B/C neighborhoods of Atlanta). Recommend finding a niche if cash flow is what you're looking for so that you can go around competition rather than through it.
