Thank you all so much for your replies! Very helpful! Interesting point on the infrared camera and great points on low flow water spouts and SEER rating on power units. The reason I pay the utilities is because the home was originally a SFH, was morphed into a duplex by converting the basement (I bought it like this). Unfortunately, there's only one meter and separating all that out would be very time/cost intensive and invite city inspectors to an old house, didn't want to open up that can of worms but I learned there might be ways around it from this guy below.

For anyone interested... I did find an energy consultant who was super helpful and knowledgeable! We talked for an hour and he imparted tons of knowledge, good guy too. His name is Will Castrillon of Su Casa Energy consulting. He does energy audits, energy monitoring, reviews your bills and looks for ways to optimize costs. For the ordeal with my single meter, he talked me through it and showed some ways I can possibly get around it, I may consider them next year when I have more time. I'm looking to see where my rentals could be more energy efficient (I cover utilities as the landlord, no way around it) as well as my own home. Any recommendations are appreciated!

New landlord here... I want to have a lease reviewed by an attorney for a house in West Atlanta (Fulton). Any recommendations? 

Also, how many of you had your lease reviewed by an attorney? Think it's overkill and legal zoom is enough? 

Post: 2mm Vinyl Flooring enough?

Hi all, what are your thoughts on 2mm vinyl plank flooring for a section 8 rental property? Think it will hold up? Hoping it will last several years. Older home, uneven floors as well, I hear thicker is better for uneven concrete sub floor. Think I can get away with 2 mm? It's a basement unit with moisture which is why I chose vinyl

Any recommendations are greatly appreciated! I've played with the idea of either doing a formal property management company or hiring a $30/hour handy man while I manage the single property remotely. 

Hi all, 

I'm looking to do 12 month leases to tenants but do it on a per room basis. If it makes it easier, I'll handle the tenant placement but need someone to manage the property. 12 month lease, 1 month security deposit, only thing that changes from a standard arrangement in my mind is collecting rent might be a little different (more payments).

One PM has already said he wouldn't, does anyone know one that would? If not, thoughts as to why not?
