Best ATL neighborhoods for young people
Hey BP, I currently live in Lawrenceville and I want to move ITP. I'm looking at condos in the Buckhead, Midtown, Piedmont Heights, O4W, Atlantic Station, and Decatur areas (among others in the north/eastern part of the city - basically everywhere north of I-20 and east of I-75) and I'd love to hear everyone's input who may be more familiar with the city than I am, what are some (if any) streets/areas in those neighborhoods that are unsafe or I should avoid for other reasons?
I'm 25 and single, so I'm looking for a fun area with lots of stuff to do. I'm talking about for my personal residence by the way, just in case I didn't make that clear. Any and all advice is appreciated. Thanks all!

I like Midtown/Atlantic Station. Lots of conveniences and if you are east of the Connector it's quite walkable. Good luck!
Sam T. I would think anywhere along the beltline would meet your criteria. If you want an established area, I would look along the east side beltline. If you want an up and coming area, I would look around Bellwood Quarry or around the Pittsburgh yards development.
I second @Rush Wall's comment regarding the beltline. There's numerous 20-somethings through 40-somethings dotted all over the beltline. If you buy in Atlantic Station, avoid condos facing the railroad to the west of the complex. You will hear the trains all night long (my own personal experience). I recommend viewing properties in Atlantic Station at a time when a train rolls by to check the impact of sound. Midtown is currently a new condo factory. There must be 10 different condo building presently being built within a 1/2 mile radius of my work. Although this may not be the case now, I imagine they will overbuild and condo prices will come down soon. There's already a ton of finished condos sitting empty. If you opt for Midtown, I recommend avoiding the area south of ~6th Street on Juniper St.
Thanks everyone, all the advice means a lot to me. I'm only just starting to shop and look into what my options are now, and don't plan on moving until at least early 2019, so I'm glad to start getting an idea of where to focus my efforts.
@Jason Huff do you happen to know if a lot of those new condos you mentioned are near completion? If some of them will be done and increase competition among sellers by the time I'm ready to move in 8+ months then that would be great for me, and even if it'll be just a little longer than that, I'd be willing to wait if it would give me an advantage as a buyer.
Hi @Sam T., I probably shouldn't speculate too much on the status of the Midtown condos, but when I look out my office window or drive/walk through Midtown, there appears to be an abundance of condos which are already finished (within the last 1-2 years) and at least several new condo buildings currently under construction, each at different stages of completion. When I glance up at the balconies of each finished or soon-to-be finished building, I frequently see that two thirds or more appear empty (while the others have outdoor furniture, bikes, etc on them). This suggests to me that the condos are actively being sold but significant inventory remains. From my office window, I can see into the condos of the building next to me. Many appear dark day in and day out, even late into the evening when I get stuck at work. I don't think I could comment much further because I haven't done any actual research. Thus, take this as mere casual observation. Hope it helps, and happy hunting!!
FYI, I work in the 999 Peachtree Building, right in the midst of Midtown. I used to work in the 1200 Peachtree Building a year ago, and saw much of the same there. There is one giant condo building that sort of looks like a white castle with black steel balcony banisters. That one appears to be quite full and is a well-established building. But I see new construction being finished or presently going up all over the place in Midtown.
@Jason Huff I really appreciate the insight man, thank you. I've seen a handful of condos in the MLS this week that have had price decreases so hopefully (for me anyway, lol) that's a trend that continues into next year when I'm ready to buy and not just a couple of outliers.
I currently live in Midtown and LOVE it! I am 25 as well and there is always something to do at Piedmont park and all around the beltline! Other great spots are O4W, Cabbagetown, Edgewood, Virginia Highlands, Kirkwood, Poncey-Highlands, Buckhead, Grant Park even West Midtown is getting trendier! Many of these spots have some great breweries around as well as food stops!

@Riley Barnett Thanks a lot. I went exploring this past weekend and I loved Buckhead (certain parts anyway), Midtown, V-H, and Atlantic Station seemed nice too. Are you familiar at all with Decatur? I haven't had a chance to go there yet but I hear great things about that area too.
Midtown and Buckhead are going to be the best as far as nightlife!
I second Riley, my wife and I live in Midtown by Mary Macs and love it. We are able to walk to tons restaurants, bars, and nightlife. We like the vibes of the area as there are always people out and about in the neighborhood exercising, or walking their dog etc. Piedmont park and and the belt line are also super close. Two close areas that we would also live in is Virginia Highlands or Inman Park.
@Sam T. @Jason Huff All of the tower development in Midtown is for apartments. The only condo being built now is Oculus and that has a starting point of $700k- a bit pricey. I do have a Google Doc with every 50+ unit condo building in Midtown I can share if you want names to look up. The eventual goal is to make it a dynamic document that updates avg $/sqft but it's not quite there yet.
Focus on the older, smaller buildings in Midtown and VaHi that can be rented. They go pretty quickly and attract a good tenant pool. I know of one for $200k that is about to hit and has available lease permits.
