There are a number of excellent property managers that specialize in smaller MF management in the Atlanta metro region. Depending on exactly where your property is and strategy (light/heavy value-add, section 8, etc...) I'd be happy to offer some suggestions. @Rush Wall, I have not used direct mail, but heard of others using that method successfully.  Would love to access some off-market deal flow, but all my acquisitions thus far have been via brokers.

Unfortunately, I don't have any properties for sale. Always have feelers out, though, so I'll let you know if anything pops up on my radar.
