Denver market, new investor
Hi everyone, I am relatively new to Bigger Pockets and am a new investor. I have already learned a lot of information from reading forums and I see that they can be very helpful. Like I said, I am young and a new investor in the Denver Metro area. I am very anxious to buy my first rental property, but there's so much information out there about where the direction of the Denver housing market is headed. I have been practicing analyzing properties and deals for several months now (condo and townhome), and have made a couple offers to no avail. I am wondering what everyone's opinions are on the direction of the market and if you have any advice/wisdom to pass on to me as a young, new investor. Thanks in advance!

@Conner Carrier when you ask about the direction of the Denver market. The direction is up. In 30 years you will laugh at the prices we now think are outrageous. Now the kicker is you have to get there in one piece. You have to be able to keep it all together and grow during that time. That is the challenge. Short term, 1 year or so, don't expect any dip in prices. Beyond that, history says it will be up and down. It might go up for another 5 years and it might level off in a year and it might stall out and decrease for a few years. Who knows. If you are in it for 30 years, you don't really care. Anything else and I can't be too much help and anyone who says they know is guessing or selling something. It may be an educated guess and it may or may not be right.
