Hi Seth, I am in a very similar boat as you.  I graduated from CU not too long ago and hate throwing so much money out the door for rent.  I am currently trying to find the right deal for my first place as well.  Having a property in boulder would be amazing, especially if you could continuously rent out to students.  You can generally charge much higher rent when you rent a house on a per person/room basis.  My senior year at CU, I lived with 6 guys, and my landlord collected $4,440 in rent from us per month.  She was going to charge the guys coming in after us over $5,000 a month.  I can't imagine the cash flow she must have been getting.  That being said, I think it would be hard to find a condo or house anywhere near campus for that price range.  Renting to students might not be what you're looking for though.  Keep asking questions man, there's a lot of people here on BP who have a lot of experience and are willing to help.

Thanks for the really great comments guys, they are extremely helpful.  The reason I ask is that as a young guy, I plan on living in a property and renting out the other rooms for the next year or two.  When it's time for me to move out, I will see what prices are doing, but most likely to continue to rent out the property.  Ideally, my goal is to be able to cash flow while living in the property, and if nothing else live rent-free.  So, as @Scott Trench pointed out, I like to ask twofold questions...haha.   1) Do you think this strategy is feasible in the Westminster area? and 2) What would you be willing to pay for a 4 bed room condo with a pool and club house within 1-2 miles of the new outlet mall?

What is everyone's opinions on the condo/townhome market in the Westminster, Broomfield, and Thornton areas?  Do you believe these are areas that will continue to grow?  From my research, it doesn't seem there is a large price difference between 2-5 bedrooms.  What market rent do you believe we will see for these kinds of properties in the upcoming years?  Thanks for your input.

Hi everyone, I am relatively new to Bigger Pockets and am a new investor.  I have already learned a lot of information from reading forums and I see that they can be very helpful.  Like I said, I am young and a new investor in the Denver Metro area.  I am very anxious to buy my first rental property, but there's so much information out there about where the direction of the Denver housing market is headed.  I have been practicing analyzing properties and deals for several months now (condo and townhome), and have made a couple offers to no avail.  I am wondering what everyone's opinions are on the direction of the market and if you have any advice/wisdom to pass on to me as a young, new investor.  Thanks in advance!
