Seeking Expert Probate Investor's Advice
Hello to All,
I have recently started mailing to probates. I have ran into a lot of scripts for motivated / distressed homeowners out here on BP already for Foreclosure, Expireds, etc.
I would love to hear some tips, advice, scripts from some Probate experts that have been successfully marketing, working with, and purchasing probate lead properties.
I am assuming it's somewhat of a different animal. I am thinking I would want to know what stage of the probate they are in?, etc.
I have been learning a lot on probate from Sharon Vornholt & Rick Harmon to name a few.

Other than a few sentences added to the conversation, there is no different "script".
Usually when I arrive at the house, the first thing they do is bring up either that it has taken them a long time to get the house cleaned out or 2) which is much more likely; they say I'm really sorry the house has so much stuff in it .
Then my response is, "You don't need to be concerned about that. I know this is a really difficult time for you, and actually this is pretty normal. It's really tough getting rid of your mom's, (or dad 's etc) personal belongings. This was their life and you want to treat this process with respect.
I will then usually say that once they have finished removing everything they want, I will take care of the rest. I tell them I will donate anything that could be used by someone else to charity and finish cleaning out the house if that would help them move forward. Usually they are so grateful.
Remember that there is usually something other than money that will seal the deal. I have found that cleaning out the house is usually that "other thing".
The calls I get fall mostly into 3 categories. 1. Potential wholesale deals that are houses that need a lot of work. 2. Nice houses that I tell them need to be listed on the MLS. And #3 is homes that have a mortgage more than the home is worth. I just tell the last group to let the bank have the house.
On any given mailing you can get a different mix of folks.
