Sharon Vornholt, I just called and checked with the counties I am working on probates, and they do not have a resource (free or paid) to search under a person's name to check on properties owned. Has to be done physically at the courthouse.

I have just been mailing to all probate filings without checking to see if their is property in the estate.

Sharon Vornholt, Kenneth Smith, Michael G., Brian P, Chris Colvard, Chris Bruce, Thanks to everyone for such informative information.

I have just started mailing to probates in my area, and I have a few questions.

- Is the Executor, Administrator, and the Personal Rep one in the same. It's just named different in different areas of the country?

- I am currently mailing to the Personal Reps. I am noticing that some are mailing to the Heirs. Which one is best to mail to for results?

- I get the probate information out of our legal newspaper. It lists the decedent's name, but not their address. I have visited the county websites, and am not able to search under a person's name to check and see if their is property in the probate. The county website only lets someone search properties by address or PID (Property Identification Number). So how would I check to see if property is in the probate?

Ryan B. I am agreeing with you 100%, that the MLS listed foreclosures are getting bidded past what makes mathematical sense. That is why I am learning as much as I can about marketing straight to homeowners here on BP. Trying to create more arrows in my bag, so no matter what the market is doing, I am purchasing real estate deals.

Jerry Puckett Jon Klaus, Very impressive response rates. Thats pretty inspiring. I just recently started to mail to probates. What is your criteria when purchasing the lists for your mailings? What is your conversion to properties purchased?

Great advice. I just upgraded to BP Pro in order to advertise for funding on some deals I just got under contract.
