This property just got a partial rehab 10months ago from an investor (new roof, new paint/flooring throughout, new light/plumbing fixtures.....but much of kitchen and bathroom is still dated). House has central heat and air, dual pane windows. House is a 3/1 from the 40s with master bedroom being unconventional (part of an addition, above the attached garage). House is currently rented for $825, it’s being offered to me for $62k (off-market). Thoughts?

Hey Little Rock locals!

I am considering purchasing an off-market rental property in Little Rock, and would love to hear from someone about the neighborhood. The property is a block directly north of University of Arkansas at Little Rock, on S Pierce. Does this area have mostly students or families? How would you rate this neighborhood? What are the +'s and -'s?

My first impressions are that this is an affordable rental area, with mostly 1940s homes. Seems like there are a lot of rentals in the neighborhood. I'm hoping it is somewhat desirable, due to the close proximity to the university and downtown, in general. Thoughts?

Hey Bethany! I think there is some sort of real estate club on campus as well, I’ll try to get you the info. I would suggest you try to focus on what you are most interested in....seems like being a real estate agent is not it. Try to save up enough money that you can house hack in Chico or buy an out of state rental. @Kenny Dutton is a fellow Chico State student, and can get you more info on the real estate club. Enjoy!

Post: Finding wholesaling markets by zip code

Hey Folks

On almost every wholesaling introduction, folks are taught to use listsource to find zip codes with the highest concentration of cash sales--and target those zip codes for direct mail. But, the population of each zip code varies significantly. In a large city, I'm guessing zip codes are more equal in size. But, in more rural areas (like where I live!) , there is a VERY significant difference in population size in each zip code. So, of course the zip codes with the largest populations are going to have the most cash sales. Thoughts????

Mark Bookhagen: I heard this perspective (not sending to trusts) from Michael Quarles. Folks with properties in trusts are less likely to be motivated sellers and sell to a wholesaler.

After 8 months of my first Direct Mail campaign (with some success!), I am planning to change my list up a bit. I have had VERY VERY poor results in my area mailing to owner occupants, compared to absentee owners. So, I am planning to stop mailing owner occupants and expand my Absentee Owner list by including properties held in trusts. Thoughts?

Although the numbers may tell you that Chico isn’t growing significantly, anyone who lives here will tell you otherwise. There is a big building boom right now....including a massive 270 acre “walkable” residential/commercial project lead by Sierra Nevada Brewing Company (search “meriam park chico”). The bacon wrapped Jalepenos and cupcake shops are coming......
