How do you find “subject to” deals?

I understand direct mail would probably be most effective. But I’d like to do a deal or 2 just so I feel more comfortable with the process before I spend money on marketing. How can I find that one or two deals to start out?

Look up these national teachers which I've bought their eduction and all are excellent;  Joe Crump (zero down), Joe Bodeck (focused on wholesaling lease option back to the owner, but lease option sellers are sub to as well), John Jackson (same as Joe Bodeck and good too).

In summary you find sub to sellers:

- long days on market (ask an agent for a list).  These folks haven;t sold some due to too much debt

- Expired listings (same as above).

- FSBO, easiest to find is craiglist forsale by owner.

Only craigslist comes with the phone number to call every 30 days till motivation crosses the resistence to:  "would you rent your house till I could buy it" is the trick question to quikly gauge motivation.  Once you get YES I'd rent, then you meet at the house and say your business only allows you to rent their home if they orchestrate puttig a a rent to own buyer into their home, you'd keep the option fee as your profit and hook that renter up with the seller to manage, yoiu are out.  If they truly want to be rid of the house then they would sell the house "for what they owe" and you'd take over paying their mortgage as your business model of renting the house up.,  Make no promiss to have the house sold buy... a date.

Back story re whyt you do not want to do sandwitch lease option; buy on a lease and optoin and sell on a lease and optoin.   

- What if the seller gets an IRS lien put on the house you are contractually selling (optoin)_ to a tenant?

- What if the seller stops paying the mortgage and it goes into foreclosure?  Well this scenrio you can fix with buying subject to.

The risk of the seller getting liens on the house is too much risk for me, I'll only buy sub to.

Pay for good education;  Joe Crump's videos and auto-marketure tool is excellent.  Good folks are not cheap.  DIY is good, but why be the 70 yr old grey haired guy drivng the porche vs the 45 yr old.  LOL
