Gulfport MS. Terms I’m offering are 58k down. Will finance the rest up to 30 years at 3.45%

This home is beautiful and is the most expensive home I’ve done this with.

I have sold 7 properties with owner financing without a realtor on Facebook. Any strategies for getting more qualified buyers on my own? How do you find individuals who are looking for this type of property?

@Brigham Pyron great points. These are state and federal taxes however. Don’t they fall off after 10 years or something anyway?

Here's my situation. I have a seller who has 49k in tax liens, owes 22k on the mortgage and 12k of that is arrearages. The ARV is 85k-90k and it needs approximately 10k in repairs. What are some viable strategies to do here?

@Mike Barone man the things you don’t know when you don’t know... for the last month I have went through my propstream properties one by one, manually typing the info into the excel template provided by batch skip. No wonder I could only make it through 100 calls a week.

@Mike Barone when you say “make sure fields aren’t matched properly” what does that mean exactly? Like I have to rearrange the propstream file so the rows of info match the template? Do I need to get rid of the extra rows of info?

Propstream is great. But their skip tracing service isn't great. Can I export my excel file directly from Propstream to someone like batchskiptracing? Or do I need to actually fill in the excel templates that they provide?

Buyer reached out to me saying he works for a professional home buyer and is buying 15 houses a month in my area. He makes full price offer requesting to use his title co. I told him I had to stick to my usual title co. He says ok deal... my question is what happens next. I send him the original purchase agreement I have with the seller, and an assignment contract. He fills the assignment contract out. Then when do I have the seller sign the assignment contract? When do I give the contracts to the title company? Does all of this happen after my buyers inspection period when he decides if he is doing the deal for sure, or does all this happen during his inspection period?

When calculation rehab, what should I allow for foundation repair budget?
