Getting started with little to no money without whole saling

Hey BP community, I want to get started in real estate but have limited funds. I’ve seen & have researched whole saling but, honestly, i don’t think I have the sales prowess or stomach for it. Can anyone offer any advice on other strategies for getting stared in real estate with $10k-20k? Thanks

inwould look for distressed properties and offer to buy them owner financed on terms with 10k down . A lot of burned out landlords will do this if you can sell the idea
