Thank you Joanne and Odie. This is great information Joanne. I will definitely ask these questions when Approaching the lenders. I'll start with the relationship first. Odie, do the lenders you've worked with lend in chicago?

I owned, self-managed, and developed a number of properties before the 2008-2009 real estate crash. I have since recovered and have started and investment group in Chicago,IL. All principals have 700+ FICOs and we have working capital of  $50k. We are looking to do fix & flips in promising areas. We are looking for hard money but because none of us have recent experience, doors keep slamming in our (collective) face. Any advice will be greatly appreciated.

I will use bits from all of you guys, especially contacting small multi family owners (who are burnt out) & explore owner financing as an option. I will look for something 4 units & smaller for a house hack as my first move. Visiting REIAs are at the top of my list. Thanks guys & I will post my progress!!

@Heath Ryans Thanks for those sound ideas. I’m going to explore them & see which one of those techniques will work best. I’m leaning towards house hacking. I’m in NY, so find the right deal is a little more challenging.

Hey BP community, I want to get started in real estate but have limited funds. I’ve seen & have researched whole saling but, honestly, i don’t think I have the sales prowess or stomach for it. Can anyone offer any advice on other strategies for getting stared in real estate with $10k-20k? Thanks
