Why add. This pet to a lease just say” no “ it’s not that hard . Next the others will see it and get in because well ... you allow pets now ! Next thing you know it’s a big problem and your house is getting cropped on and torn up

Going through this myself in a triplex oddly enough . I just reassure my good tenants that I’m throwing him out and to stay patient and vigilant and things will improve as soon as he’s thrown out .

I love them on the first of the month but the other 30 days not so much

I only do this on lease option houses where the tenant has a signed lease option and understands they will be one owners so they have a vested interest in keeping the place and act as if it’s there’s instead of a random rental . I would not do this on a standard rental personally

Your nicer than me ! I put right in the agreement anything under 500$ they are responsible for . However if there’s a major issue like a leak or roof situation we do want to know about it . I’ve had them call about hot water tAnk not heating and I just advise them to call a plumber because I know nothing about water tanks or plumbing and a simple . I tell them “Welcome to home ownership it’s expensive” or “guys I don’t call Wells Fargo when my toilet clogs .”

Just kidding, you are spot on. But, it was Columbus that set sale, not the entire Spanish Armada. That is why we know who he is. He took action.

Yes mike ! Columbus is such a great character for this comparison . The guy set off to explore a world completely unknown where it was thought you’d sail off the edge of the earth or be eaten by 500 foot long double headed sea creatures . Maps would actually show pictures of these creatures on the edges and label the area “ after this point, monsters there be “ He was desperate and pitched his ideas for years because couldn’t get anybody to fund his crazy ideas . He got rejected at every stage ! He wasn’t even that great of an explorer by most accounts he just figured if he started then God would take care of him and he’d make it ! He had many failed attempts he lost nine ships he lost a train load of other peoples money ,his own men wanted to kill him he was over 1000 miles off coarse and screwed up at every stage of the voyage but he didn’t give up and  because of that “ sticktoitness “he is regarded as the greatest explorer whoever lived .think about that.... if you were asked to name one explorer ,most people could only say Christopher Columbus despite Him only being a mediocre explorer of his day .  Even 5 and 6 year old children today know him as the best there ever was 530 years later .

3 years ? Ugh I wouldn’t like that deal that’s hardly even called financing at that point .. get these people to actually hold the note so it makes sense
