Building my portfolilo faster

I just purchased my second property last month and im trying to figure out what i can do to get my third property in a shorter amount of time than it took me to get my second. My first property i purchased through my fathers line of credit so there isnt a traditional loan out on that. Ive been putting a lot of extra principal into that loan and only owe 55k, the property is worth atleast 90k.

I was thinking that getting a traditional 30yr loan on that property and freeing up some capital to get another property a lot sooner would be my best bet. 

Any better reccomendations?

You have what might be an unlimited amount of free funds...but you don't realize it...yet.

What are the numbers on your existing properties as far as Cash Flow?  Based on what you've said so far, it appears as though you may be able to access your equity, which if you have only non-lien-able debt on these properties, is 100%.
