It's all circumstantial. I've had two different tenants who have had bankruptcy on their records and they both were ideal 0 issue tenants. Life happens to people sometimes, you need to talk to them about it and ask questions, don't rule them out solely because of the bankruptcy

I did this exact thing recently. Is the bank requiring your personal name to be used as the guarantor ? Mine required it and I'd say 9/10 banks would require it with a brand new LLC. I showed the proof of funds from my personal account which allowed the bank to issue the loan into the LLC after receiving the funds from my personal account. Once you're approved for everything via the LLC you should have no problem making an offer in the name of the LLC.

A lot of people will say to not invest in a out of state investment property or long distance property as your first investment. I went against that and invested long distance for my first two properties that I purchased. It was definitely more difficult at moments not being able to get into your car and drive to the property but once you set up a good team in the area youre investing in (realtor, banker, handyman etc) things go very nice and smooth. I haven't had a phone call for either long distance proprety in 6 months except to renew a lease on one of them. Good luck!

My first two investments were condos. If you do your due diligence before buying you can avoid a lot of issues that people Generally talk about when buying condos

Hard to believe that it will not cash flow from the start. I have two investments in Murrels inlet and they both cash flow well.

I always use airbnb everywhere I go. Hotels are over priced basically everywhere you go
