What strategy can I use to buy my next property?

I have bought a rental property several months ago. I have 100% equity but because I was a newbie I was not able to refinance it when interest rates were low/decent, and I lost the opportunity. What should I do now to buy my next property? Should I partner with someone? How do you approach a private investor or potential partner? By the way I was thinking to use the BRRRR strategy to scale my business.

Welcome! I agree with both comments above. BRRRR is much harder than it once was and risk that, personally, I am not looking to take one right now.

HELOC is an approach I would consider. Despite higher rates, you could also look at taking out a much smaller mortgage on the property. You could so something like 50% or 40% loan to value if the property still cash-flows and that amount can be financed.
