Post: As An Investor What Would You Do?

I currently own an Airbnb house in North Fort Worth and make a little extra every month maybe 300-500. Managing it is not too terribly hard but I am trying to determine my next move. I have a few ideas and want to see what you would do as an investor to get the best return.

Here are some of my possible options, feel free to give me other options that you think would be a good idea.

1st Option - Fully rent out the property to a long term lease. Mortgage on the property is $1350 and it would rent for $1900, I would most likely only make 200-300 after accounting for expenses. 

2nd Option - Do a long term lease with someone who wants to Airbnb arbitrage the property for $2050, I wouldn't have to manage the airbnb part of it. I would make $700 profit but I have already managed it as an Airbnb unless the team makes some crazy changes to the property idk if it would be worth it for them. (I guess not my problem but just thinking ahead.)

3rd Option - I have nearly 100k in equity, I could sell the property, after all expense I would keep 70-80k and then use that money to buy nearly 2-3 more properties out of state.

Hi BP, 

I have a home in North Fort Worth/Keller area 3 bedroom 2 bathroom with a converted garage into a game room and I am about to move out to get my second home. I am debating on renting it normally or furnishing it and putting it on airbnb to go ahead and make more money to put into more properties. Airdna states I can make close to 40k a year but I wanted to see an anyone else has tried this in my air and what your experience has been?

Hey BP, I'm looking to invest in the Columbus Georgia/Phenix City Area because of the low barrier of entry. I'm looking for someone who has invested there before and has an idea of what neighborhoods are best for rentals. I'm also looking for property managers that have worked with out-of-state investors and can give me a good idea of rent rates.

Hey BP, is their anyone that does condo investing in the Dallas/Fort Worth area? I'm looking at a few that cash flow pretty well and I'm just wondering if there is anything I should look out for when purchasing and renting out condos.

Hello BP- there is a house in my area in Fort Worth that has been sitting on the market for about 60ish days and is in okay condition the ARV is 240-250k and they are asking 178k it needs probably 25-30k in work not including a pool in the back that has been filled with some dirt and a lot of branches. I know that I would need to get the property for a lot less than what they are asking but does anyone know how much it cost to fill in a pool with dirt and is there anything else I might need to know or do? Because as of right now it looks like there just through all of there branches in the pool for the past several years. It also makes me wonder what else might be wrong if its sat on the market that long and the house isn't in that bad of shape.

Hey Justin, what strategy are you trying to do? 15k could be enough depending what strategy you are planning on doing. Also what market are you in or going to invest in?

@Kyle Mccaw thanks for the amazing info and I heard about the stop six grant, that will really bring up the area if it get implemented correctly. Do you manage properties in the stop six area?

Hey BP,

I have decided to start my investing journey in the Fort Worth area, I was wondering what neighborhoods are B- C+ areas that have great rents? I'm going to do the BRRRR strategy, just trying to find some of the up and coming neighborhoods to look into.
