Just wandering if there is anyone is OKC that is willing to help?
Looking for my first deal to flip a house. I have a lot of experience in the construction fields, I was a tile setter for 2 yrs and have exp. with sheetrock and painting. I'm looking do to most of the work myself to try and save on costs. If anyone can help me out and point me in the right direction I would be very grateful. Thanks. [/b]

Hey man, I saw that you were from Bend and had to reach out. I am a born and raised Oregonian (Medford/Jacksonville Area) and lived in Bend for 3 years while finishing school. I miss it a lot, but happy to be in OKC starting my real estate career as it is much more feasible. 

You can get A LOT for 275k as far as SFHs go, and there are plenty of MFHs in that area as well depending on what you are looking for. Let's connect and set up a time to chat if you're down!

Hey I have some solid contacts. My normal crews are booked out but I have some smaller guys who do really good work for fair prices. If you just have a couple properties, they're great. But if you're looking for a crew you can grow with I'm no help. Let me know if you want the contact info!

Being an OOS, I can’t afford to look at C/D class neighborhoods. I try to focus on solid B class.

What neighborhoods would qualify as B and what price range for SFH and duplexes?

Can you show your experience? Because we have lenders to the set folks up with exposure limits or lines of credit. We have one contractor right now he’s helped with over 100 flips in the past five years but he’s never done one for himself. He has experience he’s got some money in the bank but he was preapproved for $1.4 million off of his assets. Exposure limit takes about 14 to 21 days to set up and closings after that or 14 days or less.
