Starting my investing career

Good evening everyone, my name is Amrakh Rustamov. I have been in the trucking business since I was 18 and I’m really looking to make a change in the career to have free time of my own.

I have been really interested in the real estate division, I have attended the real estate workshops but have noticed that all they want is your money.

Then I came across BiggerPockets. I have been listening to books, looking at interviews and listening to the podcasts. Everything they say sounds very simple and easy yet it’s really difficult to take the words to action.

I’m in located north of Atlanta, ga and I was wondering what I should do to get started.

What my goals are:

I would love to find distressed properties to fix up and flip. Once I do a few and have enough cash, I would love to change it up to fix and hold and put tenants in the properties for cash flow.

I’m not sure where to find the properties and don’t really know the proper process. Please help me out.

Thank you

Hey @Amrakh Rustamov, welcome to the BP community!

You hit the nail on the head. It's so easy to talk about these things after the fact and many veteran investors do make it sound so easy. Maybe this is on purpose to encourage folks to get into the game or maybe it's just that we are desensitized of the strong emotions that we felt months/years ago. Just like it can be easy to forget just how mad you were about something, it can also be easy to forget just how frustrated you were.

Getting started is tough and it is incredibly frustrating at times. You hear the big dogs say all the time "getting started is the hardest part." That phrase is almost a euphemism in that it doesn't really tell you just how hard it's going to be. Also, this depends on the individual, their financial situation, and the market. Folks who got started back in 08' that were positioned well financially had a relatively easy time getting started compared to those of us getting started in these insanely hot markets now, with little cash.

But the answer is still the same and @Nathan Gesner is absolutely right. Get your finances in order, start hustling and, most of all, be persistent.

Last bit of advice I would give is to just talk to everyone you can, especially in your market. Now is a time when relationships matter more than ever.

Speaking of, I'd be happy to help in any way I can. Just shoot me a message anytime you have questions or want to chat!
