How do you get a 30 year note on a duplex without putting 25% down?

FHA won't do it on investment property. Some help please.

Here's your solution; you may not like it.

You could get hard money at 10 to 20% down with 100% of the rehab paid back in draws and then refinance based on the new ARV. You won't find a conventional loan with those parameters because it doesn't conform to Fannie/Freddie guidelines. You may be able to find a local bank or credit union that will entertain it, but they're few and far between.
